What is a photovoltaic shade? What is it used for?
A sunshade is a construction designed to protect vehicles parked in a parking lot. A single shade covers one row of cars. A double shade covers two.
When the weather’s hot, the shade keeps vehicles in the shade. In bad weather, it provides shelter from rain, hail or snow.
The steel structure of the parking shade can be covered with solar panels. This is known as a photovoltaic shade. In addition to its primary function, it enables the local production of low-carbon, competitive electricity.
The electricity generated by the solar panels can either be consumed by the parking lot owner or sold back to the grid at guaranteed rates. In all cases, renewable energy production contributes to our country’s energy transition.
Note that with the Renewable Energy Production Acceleration Act (APER)owners of parking lots larger than 1,500 m² are now required to install photovoltaic shading systems.
Who is affected by the obligation to install photovoltaic shading systems in parking lots?
All owners of outdoor parking lots larger than 1500 m² are subject to the obligation introduced by the APER law. This applies to both private and public parking lots.
Owners of large parking lots subject to the regulations include :
- commercial surfaces (superstores, shopping centers, business parks)
- industrial sites
- condominiums and social housing
- corporate headquarters and offices
- tourist and leisure sites
- hospitals
- universities and schools
- sports complexes
It should be noted that exceptions are provided for by law, notably in the case of overly stringent technical, safety, architectural or heritage constraints.
The economic feasibility of the project is also taken into account. Taxable persons who consider that a shading project is not feasible on their site will have to put together a file to prove this.
How much does a photovoltaic shade cost?
The cost of a photovoltaic parking shade depends on several parameters.
First of all, it’s proportional to the surface area to be covered. The larger the area, the more expensive the shade. Then there’s the model of shade (single, double, Y-shaped, steel, solid wood or with wood cladding, with or without LED lighting). The distance of the connection to the grid will also have a significant impact on the bill. Digging a 20-meter trench to run the cables naturally costs less than a 200-meter trench. It is therefore difficult to give a price without knowing the specifics of the project in question.
However, it’s fair to say that a shading system of between 100 and 500 kWp costs an average of €1,300 per kWp installed. Knowing that for a 1,500 m² parking lot you’d need to install a shading system of at least 200 kWp, you’d have to reckon with a price tag of not far from €300k.

How does the construction lease work?
Before building the parking shade, we sign a 30-year long lease.
For the duration of the lease, we operate the solar power plant on the shaded area and sell the electricity back to make our initial investment profitable.
At the end of the contract, we transfer full ownership of the shaded area, including the power plant, to you free of charge (the 30-year lease gives rise to exemption from transfer duties on transfer of ownership).
What happens in the event of inheritance, resale, or if Girasole Energies goes out of business?
An emphyteutic lease is attached to a thing, in this case the turnkey photovoltaic shade, and not to a person, Girasole Energies or you.
In the event of resale of the parking lot or early succession on your part, you must inform the purchaser of the presence of an emphyteutic lease, which is also registered with the mortgage registry. The lease will be automatically transferred with the parking lot. The new owner and Girasole will retain the same mutual commitments.
If Girasole goes out of business, nothing changes for you. Power plants that are still in operation will automatically be put up for sale. Many investors are keen to acquire this type of asset. Which means you’d be changing partners for a new contractor, with exactly the same rights and obligations.
Incidentally, Girasole is backed by a leading shareholder, Mirova, and raised €96 million in early 2023. This makes Girasole a particularly credible financial player. Our demise is not on the agenda!
