The turnkey building we propose is a simple hangar-type construction, which can of course be customized to suit the activity you want to carry out there.

All companies, industries and local authorities needing this type of building are a priori concerned, especially if they are looking to minimize their investment in order to devote themselves to other priorities.

If, for example, you want to build a new warehouse to expand your business, you can call on Girasole. We finance all or part of the building, then build it and make it available to you. In return, we operate the solar power plant on the roof, which does not prevent you from using the electricity produced, in return for a rent.

The structure is made of steel and covered with a steel sheet. It is also possible to opt for sandwich panels to improve thermal comfort when people are working in the building.

In addition to 1, 2, 3 or 4-sided cladding, a number of other finishes are available, including translucent sheet metal, smoke extraction hatches, skydomes and more.

You are free to make any alterations you wish inside the building.

This electricity can be sold in full to EDF OA at guaranteed rates for 20 years.

This is the option Girasole Energies favors by default, but it is also possible to use the electricity directly on the production site, in which case we speak of self-consumption (with or without battery storage, and with or without resale of the surplus to the grid). With electricity prices on the rise, self-consumption is a way for large consumers to reduce their bills, but in this case the plant needs to be properly sized.

Two financing solutions are available.

Or you invest yourself, using a mix of equity and bank credit.

Or you can have it financed by a “third-party investor” like Girasole Energies.

This second option is preferable if you don’t have enough cash or want to focus on other investments.

A construction lease is signed between you and the third-party investor. The third-party investor advances the funds needed to construct the building, which he then makes available to you. In return, he operates a photovoltaic power plant on the roof and sells the electricity produced.

At the end of the contract, you become the full owner of the building.

Before we build the building, we sign a 30-year construction lease.

For the duration of the lease, we operate the rooftop solar power plant and sell the electricity to generate a return on our initial investment.

At the end of the contract, we transfer full ownership of the building, including the power plant, to you free of charge (the 30-year lease gives rise to exemption from transfer duties on transfer of ownership).

A construction lease is attached to a thing, in this case the turnkey photovoltaic building, and not to a person, Girasole Energies or you.

In the event of resale or early succession on your part, you must inform the purchaser of the presence of a construction lease, which is also registered with the mortgage registry. The lease will be transferred automatically with the building. The new owner and Girasole will retain the same mutual commitments.

If Girasole goes out of business, nothing changes for you. Power plants that are still in operation will automatically be put up for sale. Many investors are keen to acquire this type of asset. Which means you’d be changing partners for a new contractor, with exactly the same rights and obligations.

Incidentally, Girasole is backed by a leading shareholder, Mirova, and raised €96 million in early 2023. This makes Girasole a particularly credible financial player. Our demise is not on the agenda!
